Reading the result
The number that matters most is the balance at balloon. That is what has to be refinanced or paid on a fixed date, and on a 30-year amortisation with a 5-year balloon very little principal has been retired by then — most of what you paid was interest. Model the refinance against that figure, not against the original price.
