What these minimums mean for a borrower
A minimum credit score is a floor, not a pricing tier — clearing 680 makes a file eligible for review, but the best pricing generally goes to borrowers well above the floor.
DSCR (debt service coverage ratio) compares the property's rent to its projected mortgage payment. A minimum DSCR of 1.00 means rent must cover 100% of the payment — the property must fully cover its own debt service.
Maximum LTV of 80% sets the ceiling on leverage: the loan can't exceed that share of the property's value, so the borrower's down payment (or equity, on a refinance) has to make up the rest.
Because Visio Lending requires entity vesting, borrowers need an LLC (or similar entity) formed and ready before closing — this is typically what makes the loan a business-purpose loan rather than a consumer mortgage.
